Tips and Guidelines to selling your property

Step 1 – Realistic and accurate valuation and guidance.

Every home owners aim when thinking of selling a property is to achieve the best price they can in the shortest period of time despite market conditions. However there is a fine line between over pricing your property and achieving optimum value and it is essential to make sure the property is marketed at a realistic figure. Our experienced valuers with their knowledge of the local area, market demands as well as effective marketing skills will ensure to work tirelessly in achieving a sale in a timely manner and in the region of the guide price.

Please request a valuation in writing and we can arrange for a FREE VALUATION without obligation:

NO SALE OR LET - NO CHARGE

Step 2 – Choosing an agent

When choosing an estate agent there are many factors to consider, for example, what kind of marketing your property will receive, how the agent will pro-actively push the marketing of your property and most importantly whether they will give you the personalised service you require and that you have paid for. You should also make sure your agent will organise your energy performance certificate (EPC) on behalf of you if you have not already done so yourself as this is required by law. We are a dedicated team and we will ensure your property is advertised in our window display, our website as well as other external sites such as Zoopla. We also keep a contact list of people seeking property therefore this quickens the sale process when we already have someone in need of a property like yours.

Step 3 – Property presentation

Always remember FIRST IMPRESSIONS COUNT. Pavement appeal is essential in order to encourage people to view your property. Once they decide to view, the internal presentation of your property becomes critical to obtaining a successful offer. Crucial rooms are the kitchen and bathroom which need to be spotless and smelling fresh and clean.

Complete any DIY jobs that you have been meaning to get done and a fresh lick of paint if necessary. Take a look at your house as if you were the buyer, think about how you could enhance the properties appeal, i.e. try to de-clutter rooms to make them appear larger.

Step 4 – Promoting your Property

In order to achieve a sale your property needs to have maximum exposure through various marketing methods and ranges of media.

If you decide to sell your property through us you will benefit from our personalised marketing packages including;
Coverage on our website and various website portals including Zoopla
Full colourful detailed brochures
Proactive exposure through office team, sending out emails to registered applicants searching for what could be your property.

Step 5 – Viewings

We provide an accompanied viewing service, however you are free to conduct these and meet potential buyers as you know the property better with its history. Although viewings are an inconvenience to your family life it is essential to be as flexible as possible to accommodate your potential buyers’ time frames and nit-picking.

Step 6 – Getting an offer

Once we have received an offer on your property we will contact you immediately verbally and in writing. We will then check into the buyer’s circumstances in order to see whether they are in a position to complete the transaction.

Step 7 - Choosing a solicitor

At this stage we would recommend you to choose a solicitor and it is imperative that a reliable and efficient person be chosen. We will gladly assist you in the process.

Step 8 – Agreeing an offer

Once you have agreed to accept the offer we will then comply with the following procedure:

·         Prepare a memorandum of sale

·         Write to all parties involved the agreed sale price

·         Your solicitor will send out a draft contract to the buyer’s solicitor who will then raise enquiries regarding the contract that your solicitor will reply to. At this stage a date for the survey on your property should have been set and a proposed exchange and completion date.

·         We will guarantee to keep you informed throughout the conveyancing process.

·         There are no legal obligations until the contracts are exchanged.

Step 9 – Exchange of contracts

Exchange of contracts is one of the milestones in the home buying process. The exchange takes place between two solicitors, yours and the buyers’ after all searches received, satisfactory replies to enquiries, mortgage offer in place and all preliminary work completed. This is the point of no return once contracts have been exchanged the buyer has committed to buy and the seller has committed to sell.

Completion date will then be formally agreed between both parties and the date will be put into the contract.

Step 10 – Completion

Completion is when the outstanding balance is transferred from the buyers’ solicitor to your solicitors account. Your solicitor will call you when the money has cleared and is sat in their client account and will inform us the estate agent to release the keys to your buyer.

CONGRATULATIONS YOUR PROPERTY IS NOW SOLD!!!

After putting my house up for sale in March (pre-covid) with Your Choice estate agents i knew from the moment I met Khalid that I could trust him. After covid hit and many set backs due to covid Khalid always kept me informed of the situation from house viewings to offers. It was a very difficult time to sell a house/home but I knew khald did his best for me and always had my best interests at heart. I would definitely recommend using Khalid to anyone wanting to sell their property.https://www.trustpilot.com/evaluate/www.yourchoiceonline.co.uk
